Ulloa ayuda a evaluar opciones, reconocer ventajas y desventajas y considerar alternativas.

WESLEY ULLOA: A BILLION DOLLAR PERSPECTIVE ON THE FUTURE OF SOUTH FLORIDA’S LUXURY REAL ESTATE MARKET
In South Florida, the luxury real estate market demands experience when making important financial decisions. For Wesley Ulloa, knowledge must be supported by a strong track record and a deep understanding of value.
With 17 years in real estate, more than 2,000 successful transactions and sales volume exceeding $1 billion, Ulloa has built a career defined by results and an unwavering commitment to clients. Her Master of Science in International Real Estate, earned at Florida International University (FIU), further strengthens the expertise she brings to every transaction.
Wesley is the founder and owner of LUXE Properties. Ulloa works with buyers, sellers, experienced investors and high net worth clients, offering transparency and attention to detail.
A NEW DEFINITION OF LUXURY
Ulloa sees luxury property buyers becoming increasingly selective. The definition of luxury extends beyond location and impressive architecture. It also includes the financial realities of ownership, long term value, construction quality and the surrounding community.
Insurance premiums, taxes, maintenance and special condominium assessments affect the cost of ownership. Buyers also compare established luxury residences with new developments offering contemporary architecture, high end amenities and increasingly sophisticated construction standards.
Ulloa follows new developments, pricing trends, inventory levels and the features that distinguish exceptional properties. This helps her clients recognize opportunities beyond a property’s immediate appeal. She also evaluates location, construction quality, maintenance costs, insurance, taxes and each building’s financial condition. For waterfront properties, she considers land elevation, seawall condition, water depth and boating access. These factors can distinguish properties that otherwise appear comparable. Her guidance helps clients understand the implications of each option before making a commitment and weigh immediate benefits against the future responsibilities of ownership.
RECOGNIZING VALUE OTHERS MAY OVERLOOK
Ulloa knows how to look beyond the obvious. A spectacular view or carefully designed interior can attract attention, but long term value also depends on less visible details.
Two waterfront properties with similar views may have very different values depending on land elevation, seawall condition, water depth, boating access, construction standards and surrounding environment. In condominiums, it is also important to understand the building’s financial reserves, maintenance history, structural condition and the obligations of the homeowners association.
After thousands of transactions, Ulloa understands that making a sound real estate decision requires more than finding an attractive property. Her analytical approach also recognizes the emotional side of real estate: a good investment is not always the right home. The right property must reflect each buyer’s lifestyle, privacy, functional needs and priorities for value. Balancing numbers with human needs is essential.
CONNECTING PEOPLE WITH NEW POSSIBILITIES
Finding the right property begins with understanding the person behind the purchase. Some clients want to live by the water; others prioritize restaurants, culture and entertainment. Families may focus on schools, parks, privacy and convenience.
Ulloa listens to what her clients value and what they hope for in the next stage of their lives. Someone initially seeking a waterfront residence may discover that a larger, more private home with outdoor living spaces better suits everyday life.
A client may initially focus on a waterfront property and later discover that a larger home, offering privacy, generous outdoor spaces and everyday amenities, better reflects the desired lifestyle. This is where thoughtful guidance makes a difference. Rather than simply presenting listings, Ulloa helps clients compare possibilities, understand the tradeoffs of each choice and identify opportunities they may not have considered. Her experience brings perspective to these conversations and helps clients move forward with confidence in their decisions and their long term financial goals.
The goal is not simply to close a transaction, but to find a property and community that are right for each client.

EXPERIENCE PROVIDES PERSPECTIVE
Her more than 2,000 transactions and sales exceeding $1 billion reflect experience across different markets, properties and negotiations, as well as an ability to recognize patterns and opportunities.
For 17 years, she has advised buyers, sellers and high net worth clients. Her Master of Science in International Real Estate from FIU complements that experience and her understanding of individual goals.
LOOKING AHEAD
South Florida’s luxury market will continue to evolve. New developments will transform communities, buyers will become better informed and ownership costs will carry greater weight. Distinguishing between the appearance of luxury and lasting value will be essential.
With 17 years of experience, more than 2,000 transactions, sales exceeding $1 billion and a master’s degree in international real estate, Wesley Ulloa brings an exceptional perspective. For her, luxury real estate is about making informed decisions, recognizing opportunities and connecting people with properties that support the lives they want. In South Florida’s competitive market, that experience is a significant advantage.

BIANCA GUEVARA
REDEFINING THE MEANING OF LUXURY IN SOUTH FLORIDA
In South Florida, luxury real estate has traditionally been associated with waterfront views, exceptional architecture and impressive price tags. For Bianca Guevara, however, luxury means understanding value, anticipating change and helping clients make decisions that remain meaningful long after a transaction closes. With more than 12 years of real estate experience and over $200 million in sales, Guevara has built her career around a philosophy that places strategy and relationships at the center of the luxury experience. Recognized as a RealTrends VERIFIED professional and named among the NAHREP Top 250 Latino Agents, she has established a strong track record in the industry. As a Broker Associate and Senior Vice President at LUXE Properties, she leads a team of more than 120 professionals, combining market knowledge, investment experience and a highly personalized approach. Before entering real estate, Guevara spent 13 years working in alternative investments and private equity. That experience provided her with a strong foundation in financial analysis, risk and long term value, which continues to shape how she advises buyers, sellers and investors.
LOOKING BEYOND THE FIRST IMPRESSION
A beautiful property can make an immediate impression, but Guevara believes buyers must look beyond what is visible. Luxury real estate is not simply about size or listing price. Construction quality, location, maintenance costs, insurance, property taxes, building financials and future market conditions all influence the true value of an investment. Her approach is less about selling a dream and more about helping clients understand the complete picture. Luxury also means recognizing the quality of an asset, the strength of a community and the financial considerations that come with ownership. This perspective is especially important in South Florida, where buyers are increasingly sophisticated and ownership costs can vary significantly.
THE NEXT CHAPTER OF SOUTH FLORIDA LUXURY
South Florida continues to attract people from across the United States and around the world. Miami has become an international destination for business, finance, culture and lifestyle. Guevara sees this evolution reflected in buyers’ priorities. Today’s luxury buyers are not necessarily looking for the biggest or most expensive property. They want homes that fit their lifestyles and long term goals. Some seek waterfront residences with boating access, while others prefer sophisticated condominiums near restaurants, cultural institutions and business centers. Privacy, space, security and proximity to family are also important considerations. Luxury has become more personal, requiring real estate professionals to understand both the market and the individual behind each purchase.
MIAMI OFFERS MORE THAN ONE LIFESTYLE
Guevara understands that there is no single version of the South Florida lifestyle. Miami is made up of distinct communities, each with its own character and advantages. Differences between established neighborhoods and emerging areas can be significant, even when properties appear similar. Before recommending a property, she considers where clients spend their time, what type of community suits them and how important schools, restaurants, transportation, privacy and waterfront access may be. She also determines whether the property will serve as a primary residence, second home or investment. For Guevara, success is not measured by the speed of a transaction, but by whether clients feel confident that their purchase meets their present needs and future goals.

LEADERSHIP BEYOND THE TRANSACTION
Guevara’s role extends beyond representing buyers and sellers. As a leader within her brokerage and the broader real estate community, she is actively involved in shaping the future of the profession. She was elected to serve as a 2027 MIAMI Residential Board Governor, reflecting her commitment to leadership and service within the industry. Leading more than 120 professionals has reinforced her belief that successful real estate careers are built on education, collaboration and accountability. Technology has transformed how properties are marketed and how consumers access information, while economic conditions continue to evolve. Today’s buyers are also more informed and extensively researched. Clients therefore need professionals who can interpret information, identify risks, provide context and remain steady when circumstances change. For Guevara, leadership is an opportunity to help raise professional standards throughout the industry.
A MORE THOUGHTFUL DEFINITION OF LUXURY
As South Florida continues to grow, its luxury real estate market will evolve. New developments will reshape communities, international buyers will continue arriving, and technology will influence how properties are discovered, evaluated and purchased. Yet Guevara believes the fundamentals will remain unchanged: trust, expertise, relationships and understanding the true value of a property. Her career reflects a sophisticated approach to luxury real estate, combining the emotional appeal of finding an exceptional home with the discipline of making a sound financial decision. Her goal is not simply to help clients buy or sell property, but to help them understand what they are choosing and why it matters. In a constantly evolving market, the most valuable properties offer more than a prestigious address. They provide quality, opportunity, security, a sense of belonging and, most importantly, lasting value.

PERMISOS COMPLEJOS Y SOLUCIONES CONCRETAS

DANIEL CITTADINO: BUILDING ON EXPERIENCE, LEADING THROUGH INNOVATION
The Forbes Business Council member and CCGS Construction co-founder combines an international construction background with real estate expertise and technology to tackle complex projects across South Florida.
A renovation can transform a home. An unresolved permit can stop it in its tracks. Helping property owners navigate those challenges is a specialty of Daniel Cittadino, a Venezuelan entrepreneur, real estate investor and Florida Certified General Contractor, license CGC1536895.
With more than 14 years of experience in Panama and the United States, Cittadino’s background spans concrete and construction services for major infrastructure projects, as well as high-end residential construction and remodeling.
AN INTERNATIONAL FOUNDATION
Panama helped shape Cittadino’s approach to construction. Through concrete operations and construction services, he contributed to projects associated with Terminal 2 at Tocumen International Airport, Panama Metro Line 2 and the Atlantic Bridge over the Panama Canal. His experience also includes canal-related stormwater drainage projects and residential towers developed by Empresas Bern.
Those assignments demanded careful coordination, logistical planning and an understanding of how decisions at each stage affect the entire project—skills he now brings to his work in South Florida.
Cittadino co-founded CCGS Construction with his wife, Zhereyda Ceballos. He oversees construction and project execution, while Ceballos helps lead the company’s strategic and administrative operations.
The firm serves homeowners, architects, developers and investors throughout Miami-Dade and Broward counties. Its services include new construction, full-scale renovations, additions and commercial build-outs, with particular attention to quality, structural work and code compliance.
SOLVING COMPLEX PERMIT CHALLENGES
Cittadino has developed particular expertise in projects involving complicated permitting requirements, unpermitted structures and code violations. Working alongside the appropriate professionals, he reviews property records, coordinates responses to local authorities and helps establish a path toward compliance.
One case involved a homeowner in Hollywood, Florida, whose property had an unpermitted structure. Cittadino helped resolve the issue and secured the release of a municipal lien of nearly $300,000 without a monetary settlement. In Miami-Dade County, he led an administrative process that brought an existing structure into compliance when it had faced mandatory demolition.
These outcomes illustrate the importance of a contractor who understands both the work itself and the permitting requirements that can determine a project’s future.
His investment background also informs his approach. For fix-and-flip projects, CCGS Construction develops scopes of work and budgets that account for the difference between cosmetic updates and more extensive structural changes. Cittadino also shares his professional insights through Forbes Business Council.
RECOGNITION FOR BUSINESS AND COMMUNITY LEADERSHIP
Cittadino has been honored by the City of Doral during Hispanic Heritage Month and by the Doral Hispanic Women Chamber of Commerce for his professional achievements and community contributions.
At the Top Entrepreneurs of USA Awards 2026, organized by Negocios Magazine, he received the Construction, Real Estate & Entrepreneurial Leadership Award. The Oct. 8 ceremony at the EB Hotel Miami honored 28 business leaders, including Mario Murgado of Murgado Automotive Group and Mónica Vázquez of ABANCA USA.
A member of the Latin Builders Association, Cittadino also received Venezuela’s Mara de Oro 2025 for his entrepreneurial achievements in residential and commercial construction with an impact across Latin America. CCGS Construction holds accreditation from the Better Business Bureau.

BRINGING CONSTRUCTION EXPERTISE TO PROPDEAL
Cittadino’s experience as both a contractor and an investor inspired PropDeal, a technology platform designed to help users assess real estate opportunities before making a purchase.
According to its website, PropDeal helps users review comparable properties, estimate after-repair value, evaluate renovation costs and examine permit histories. Users can also generate reports to share with partners or lenders.
The platform includes Prop-E, an artificial intelligence assistant that addresses questions about construction costs, permits and zoning. Together, these tools help investors organize their initial research and identify issues that warrant further review.
PropDeal extends Cittadino’s work beyond the construction site, bringing practical insights to the early stages of an investment decision.
From resolving permit challenges to developing technology, his work reflects a consistent approach: understand the property, assess the requirements and plan the execution. For South Florida homeowners and investors, that combination of construction knowledge and business judgment is central to what Daniel Cittadino and CCGS Construction offer.
